It’s important to love your home. Like any relationship it shouldn’t be one sided! The more love you show your home the more it will be reciprocated. Perhaps when you first laid eyes on your home it was love at first sight. As time has gone on things have become more complicated. You have discovered more things that need attention and work. The thought of addressing these things can be exhausting when you are struggling to find the time, in your busy life.  You have even forgiven yourself for thinking of moving on! 

Or perhaps you are obsessed with your home, and you spend a lot of your time thinking about how you can improve it. You love the natural character of your home and you have done much already to improve it and you simply need some inspiration.  

 

The little things you can do 

Show your home you care by cleaning and keeping it in tip-top shape. A fresh coat of paint, new lamp shades, some more collectables or accessories for the kitchen. Candles, flowers, plants, paintings, pictures and perhaps most importantly trying something new.  To keep things really fresh and vibrant take a departure from your norms.  

 

Try something different 

Have you ever painted your furniture? Try it – the kitchen table and chairs or sideboard.  It’s on trend right now and the results can be room altering. There is no such thing as right or wrong when it comes to interior design and decorating. It’s your home to make unmistakably yours. Restore furniture or find something a bit different, that tells the story of who you are.  

 

Commitment – big renovations  

Show how committed you are to making the most of your home by not putting off what you have wanted to do for ages. Your dream kitchen, a new bathroom, or both. If you need to borrow for one sometimes the smart thing to do is borrow a little more and take out a loan and give your house the  complete makeover it deserves. This will add some serious value to your home.  

 

Garden and outside 

A great garden can truly become a magical place. The scope for ideas and to create your own unique world is endless. From decking, flowerbeds to ornate garden sculptures. Multilevel gardens with built-in seating. While it’s still wintry why not create a fire pit and plant some outdoor lights which will create a warm, romantic ambience outside.     

 

A workspace 

If like many people, you work remotely, why not create your perfect work from home space. If space is limited a balance between aesthetics and functionality can be difficult to achieve. Experiment with your set up, perhaps put your desk near a window, or hang some inspirational pictures, which will stop you becoming bored of the same four walls. The little things here make a big difference, even some flowers or plants. Keep things simple, a well organised compact desk that does not make a statement but is functional and uncluttered so you can concentrate on the tasks in hand.

Council tax bands are used in the United Kingdom to determine how much each household should pay in council tax. Factors that affect council tax bands
When assigning a property to a council tax band in the United Kingdom, several factors are taken into consideration to determine its assessed value. Council tax for newer properties
Council tax on newer properties in the United Kingdom is calculated in a manner similar to that of older properties, but with some differences in the assessment process. For newer properties, the valuation date used to determine the council tax band is typically the date of completion. In some cases, comparable properties in the area may be considered to establish an appropriate valuation.

The quality of construction materials and finishes used in newer properties may contribute to their higher assessed value compared to older properties. Features such as high-quality fixtures, fittings, and construction techniques can impact the property's valuation. Properties built by reputable developers known for constructing high-quality homes in desirable locations may command higher market values, affecting their council tax bands.

Paying your council tax bill
Most people pay their council tax in 10 instalments over a 12-month period; however you can pay in fewer instalments or even in one annual lump sum if you wish. There are several ways to pay your council tax, including via direct debit, online payment, or telephone payment. If you prefer to pay by post, you can send a cheque payable to your local council along with the payment slip from your council tax bill. However you pay, make sure you allow enough time for the payment to reach the council before the due date.

There are severe consequences for failing to pay your council tax bill. Your local council may impose additional charges or penalties for late payment, and these charges can accumulate over time, increasing the amount you owe. If you continue to refuse or neglect to pay your council tax, the council may eventually apply for a committal warrant, leading to imprisonment in extreme cases.

How can I calculate how much home equity I have?

The first step to take if you want to find out what these options are is to calculate how much equity you have in your home.

What is equity?
Equity is the amount of your home that you own. It's not difficult to calculate, simply subtract the amount of debt you owe in mortgages or loans from the market value of your property.

What you need to calculate the equity in your home accurately?

Get an up-to-date valuation of your home
The more accurate your valuation, the better. So, use a good local agent, their instant online valuation tool will value your home in just a minute.

Find out how much you owe on your mortgage
Get in touch with your mortgage provider to find out exactly how much you owe. If you have borrowed for home improvements, get an up-to-date balance on these loans also.

Subtract your debts from your home’s value
For example, if your home is worth £375,000 and your outstanding mortgage balance is £180,000, you have equity of £195,000 in your home.
 
How to calculate this equity as a percentage?
To calculate equity as a percentage of your home’s value, simply divide equity by your home’s value and multiply by 100.

Using the figures above as an example:

(£195,000 equity / £375,000 home value) x100

In this case, the percentage equity is 52%.

How to calculate your LTV ?
To calculate your LTV (loan to value) as a percentage, simply divide the amount you owe by your home’s value and multiply by 100.

Using the figures above as an example:

( £180,000 mortgage debt / £ £375,000 home value) x100

In this case, the percentage LTV, is 48%.

Having a good level of equity means cheaper mortgages
Whether you are remortgaging or moving on, the lower your LTV percentage figure, the lower your mortgage rate will be. You only have to look at mortgage providers' lending rates to see that interest rates are lower for mortgages with an LTV of 60% in contrast to those with an LTV of 90%. Simply put the bigger your deposit, the cheaper your mortgage interest rate.

Equity gives you options
It’s comforting to know you have got good equity in your home. But taking out some of that equity can offer a lot of positives. If you are making home improvements or investing in another property, then you are putting it to good use and could gain significantly from it. That said, you might want to move on and having a large deposit will open the doors to some exciting properties.

Increasing your equity and the improving market
There are many ways to increase equity levels, from overpaying your mortgage to large and small home improvements. The current UK property market is improving. Inflation is at its lowest level for two years, at 3.4%.* The number of sales agreed, recorded by Rightmove, in March, was 13% higher than the same time last year.** This leaves you with a choice. You can keep gaining equity more rapidly as property values increase, thanks to increased demand, or move while the market offers good deals on better homes.
